Wholetail is a hybrid exit strategy where the investor purchases a property (takes title), makes minimal cosmetic improvements to maximize value, and lists it on the MLS at a price between wholesale and full retail. It captures more profit than a pure wholesale assignment while avoiding the cost and risk of a full renovation.
Wholetail is best suited for:
  — Properties in fair condition with cosmetic-only needs (paint, clean, carpet)
  — Markets where ARV is well above purchase price + minimal repairs
  — Investors who have access to bridge financing or hard money
  — Deals where end buyers are retail-financed (need a habitable, listable property)
  — Situations where wholesale buyers are offering too little for a deal with real equity
