PURPOSE: This script is designed to quickly identify active cash buyers at networking events, REIA meetings, landlord associations, and auctions — and get them onto your deal list. Every investor you meet is either a potential buyer, a referral source to a buyer, or a future partner. Use this script to start the right conversations.
GOLDEN RULE: People buy from people they like. Your goal at any networking event is not to pitch — it is to listen. Ask great questions, shut up, and let the buyer talk. Your job is to qualify, connect, and collect contact info. That is it.

OPENING INTRODUCTION — AT A REIA MEETING OR EVENT
Scenario A — Cold Introduction (walking up to someone)
"Hey, how's it going? I'm [Investor Name] — I buy and wholesale investment properties here in [Market Area]. What brings you out tonight?"

Scenario B — Introduction When Asked What You Do
"I'm a real estate investor based in [Market Area]. I specialize in finding off-market deals — distressed properties, estate sales, motivated sellers — and I either flip them or sell them to other investors at a discount. Are you actively buying in this market?"
Scenario C — Introduction at an Auction
"Are you here buying today or just looking? I actually source off-market deals that don't make it to auction — the kind of stuff you can get before it hits the public. Would that be useful to you?"
