1. PARTIES
Landlord: [Landlord Name], residing at [Landlord Address], hereinafter referred to as "Landlord."

2. PROPERTY

3. LEASE TERM
The initial lease term shall commence on [Lease Start Date] and shall end on [Lease End Date], being a period of twelve (12) months. Upon expiration of the initial lease term, this Lease shall automatically convert to a month-to-month lease at one hundred twenty percent (120%) of the final monthly rent amount, unless either party provides written notice of non-renewal at least thirty (30) days prior to the lease end date. Either party may terminate the month-to-month tenancy upon thirty (30) days written notice.
4. RENT
Tenant(s) shall pay Landlord monthly rent in the amount of $[Monthly Rent], due and payable on the 1st day of each month without demand. Rent shall be considered late if not received by the 6th day of the month (grace period of 5 days). If rent is not paid in full by the 6th day, Tenant shall pay a late fee equal to five percent (5%) of the monthly rent or $[Late Fee Amount], whichever is greater. In the event a check is returned due to insufficient funds (NSF), Tenant shall pay an additional non-sufficient funds fee of $35.00 per occurrence.
Rent shall be paid to [Landlord Name] at the following address: [Payment Address], or via [payment method if applicable]. Rent payment must be made in the form of [check/money order/automated transfer/other].
5. SECURITY DEPOSIT
Tenant shall deposit with Landlord the sum of $[Security Deposit Amount], representing a security deposit equal to [number] month(s) of rent. The security deposit shall be held in a separate account and shall be returned to Tenant within twenty-one (21) days of lease termination, less any lawful deductions [or in accordance with [State] law]. Landlord may withhold from the security deposit any amounts necessary to cover unpaid rent, damage beyond normal wear and tear, cleaning costs to return the unit to move-in condition, or other lease violations. Landlord shall provide Tenant with an itemized statement of any deductions within the required timeframe.
