PURPOSE: This checklist ensures that every investment property in the portfolio carries the correct type, amount, and structure of insurance coverage. Gaps in coverage can result in catastrophic financial loss. Review this checklist at least once per year and immediately upon acquiring any new property or changing ownership structure.

SECTION 1 — LANDLORD POLICY (Rental / Buy-and-Hold Properties)
Applicable to: All tenant-occupied residential investment properties.
Note: A standard homeowner's policy does NOT cover rental properties. A landlord policy (also called a Dwelling Fire policy or DP-3) is required.
COVERAGE REQUIREMENTS AND MINIMUMS:
