COLD CALL SCRIPT - PRE-FORECLOSURE HOMEOWNERS === OPENING === (Dial number slowly and clearly. Take a deep breath. When they answer, speak calmly and professionally.) "Hi, is this [Homeowner Name]?" (Wait for confirmation.) "Hi [Name], my name is [Your Name]. I'm calling from [Your Company]. I'm going to be really honest with you - the reason I'm calling is I saw that you have a property at [Property Address] that's gone through some recent changes with your mortgage. Is this a good time to talk for just a moment?" (Pause - let them respond.) If hesitant: "I get it - I know this is probably an uncomfortable conversation. This will take 60 seconds. I'm not trying to sell you anything - I'm trying to make sure you know your options. Fair?" === INTRODUCTION - EMPATHY APPROACH === (Speak slowly and with genuine empathy.) "[Name], here's why I'm calling. I work with homeowners who are in a specific situation. You're receiving notices from your lender about missed payments or a foreclosure. I know this is stressful.
