What the Analysis Produces

Deal Score — 0 to 100

Every analysis returns a Deal Score from 0 to 100, with an associated risk level (Low, Medium, or High) and an Investment Recommendation. The score synthesizes cash flow performance, return metrics, and deal structure into a single number that lets you triage a pipeline of properties quickly.

A score above 70 is a strong deal. Between 50 and 70 is worth a deeper look. Below 50 signals a weak return or significant risk. When you are screening 10 or 20 properties per week, the Deal Score alone saves hours.

Monthly Cash Flow and Annual Return

The analyzer calculates true monthly cash flow — gross rent minus vacancy, minus all operating expenses, minus debt service. Not gross rent minus mortgage. The complete formula that actually tells you what the property will put in your pocket.

Cash-on-cash return is calculated against your total cash invested, giving you the metric that matters most for comparing deals across different price points and financing structures.

Cap Rate and DSCR

Cap rate is calculated from the property's Net Operating Income — independent of financing, so you can compare the asset's standalone performance across any acquisition scenario. DSCR (Debt Service Coverage Ratio) shows whether the property's income sufficiently covers the mortgage payment, which is the qualification benchmark for DSCR lenders.

Multi-Strategy Offer Ranges

How to Use It Effectively

Step 1: Build a Screening Pipeline

The most powerful use of the Listing Analyzer is at the top of your deal funnel — not on deals you have already emotionally committed to. Set a standard workflow: any property that clears your initial criteria (market, price range, property type) gets run through the analyzer before anything else happens.

Step 2: Use Conservative Inputs

The quality of the output is only as good as the quality of your inputs. For rent estimates, pull comparable rentals within 0.5 miles — not what you hope the property will rent for. For repairs, estimate at the high end of the range. For ARV, use the conservative comparable sales, not the optimistic ones.

A deal that scores 72 on conservative inputs is a real deal. A deal that scores 72 only on optimistic inputs is a risk.

Step 3: Triage With the Deal Score, Underwrite the Survivors

Use the Deal Score to eliminate weak properties quickly. Any property scoring below 50 gets passed without further time investment. Properties scoring 50–70 get a second look. Properties scoring 70+ get full due diligence.

This triage approach lets you analyze more deals in less time — which is one of the most direct levers on deal volume for active investors.

Why Consistency Matters More Than Precision

No analysis tool can predict the future. The Listing Analyzer does not guarantee that a property will perform as projected. What it does guarantee is consistency — the same formula, the same expense categories, the same metrics, applied the same way on every single deal.
